Prince Albert Region Benchmark Home Price


The region-wide benchmark price hit $277,200 in August 2026, a 3.4 gain over August 2025 and roughly 25 above the ten-year average. Property-type benchmarks tell a similar story of measured appreciation:




Detached: $278,100 benchmark (+4 Y/Y), still the workhorse of the market with 90 share of sales over the last three years.


Row/Townhouse: $340,700 benchmark (-2 Y/Y).


Apartment: $251,800 benchmark (+3 Y/Y).




Average sale prices by Census Division for the month were $221,791 in CD 14, $366,832 in CD 15 (Prince Albert proper and surrounding area), $228,151 in CD 16, and $275,435 in CD 17, with a total region average of $305,933.


Sales Held Above the Ten-Year Average


There were 207 residential sales across the Prince Albert Region in August 2026, down 5.0 from August 2025 but 6.6 above the ten-year average. Year-to-date, the region has posted 1,336 sales, off 7.3 from last year and 1.4 ahead of the ten-year YTD pace. By property type, August looked like this:

Inventory, New Listings, and Days on Market


The supply side is where the seller-tilt really shows. New listings came in at 291 for the month, down 12.3 Y/Y and 15.7 below the ten-year August average. Active inventory finished at 918 properties, off 15.2 from a year ago and a striking 44.9 below the ten-year average. Year-to-date, inventory is running 47.4 below its long-run YTD level.


With supply this tight, the sales-to-new-listings ratio landed at 71, firmly in seller's-market territory. Months of supply sits at 4.43, down 10.7 Y/Y and roughly 51 below the ten-year average. Homes are also moving quickly: average days on market for August was 53, versus a ten-year August average of 78.

Even with sales pulling back from June 2025, inventory remains well below long-term averages, which is helping support home values across the city.


In June, Prince Albert recorded 44 residential sales, down 21.4 year over year and slightly below the 10-year average for the month. New listings also eased, with 55 homes coming to market, down 5.2 compared to last June and nearly 28 below the 10-year average.


Despite slower sales activity, buyers still did not have an abundance of choice. Prince Albert finished the month with 104 residential listings in inventory, which is down 11.1 year over year and almost 60 below the 10-year average.
